Auction-style matching service using Web3 technology for house owners who want to sell their real estate and brokers who want to acquire the right to sell through an intermediary contract. So, what's happening now is that there're centralized platforms that brings together homeowners who wanna sell their properties and agencies who are looking to help them out. This platform takes offers from homeowners, and then, for a fee, gives agents the chance to set up a brokerage contract with them.
So Brokerage contract is basically a legal agreement between the homeowner and a licensed real estate agent that lays out all the rules and stuff for how the agent will help sell the property. The thing is, these centralized platforms have a lot of control over both the sellers and the agents, which means they can charge more than they really should for their services.
But with Web3 technology, we can get rid of that centralized platform and let homeowners and agents connect directly, peer-to-peer, cutting out any middlemen that aren't needed.
Here's how it works with D-listing.
First, the homeowner puts their house up on D-listing. If an agent is interested in setting up a brokerage contract, they've gotta deposit some tokens into D-listing.
Nowadays, agents are willing to pay a deposit up to about 6% of the house's price.
If a satisfactory deposit is made for a property that has been listed by the owner on "D-listing," the owner can confirm the bid, and at that moment, the agent who made the highest deposit will have the right to enter into a brokerage contract.
Currently, since brokerage contracts must be done in writing, both parties exchange their addresses and correspond in writing regarding the brokerage contract.
